The Computerized Maintenance Management System (CMMS) in ROCKEYE ERP is a dedicated module designed to manage the entire lifecycle of asset maintenance — from issue detection to resolution, covering internal and outsourced technician workflows, asset part management, checklists, and financial tracking.
At its core, the CMMS is built to maximize the reliability, performance, and lifespan of physical assets. Whether it’s a facility machine, vehicle, equipment, or IT infrastructure — the module ensures that these assets are properly monitored, maintained, and restored in a systematic and auditable way.
When an issue is detected with an asset, a Work Order Request is raised by the respective department or requestor. This request flows through a structured approval process managed by the Maintenance Department Manager. Post-approval, a Work Order is created where the asset, its associated maintenance procedure, required parts, priority, and allowance are defined.
The system then checks for available expertise — either in-house technicians or third-party vendors — and routes the work order accordingly. Once accepted, the assigned resource follows a system-guided Work Order Process, completes a checklist, adds extra parts if required, and updates the system on work progress. After the task is marked as resolved, the work order is formally closed, and an invoice is generated if a jobcard is linked.

This automated and transparent process helps reduce downtime, eliminate paper trails, centralize work logs, and provide real-time insights into asset health and maintenance history. The CMMS also supports compliance audits through checklist validations, technician notes, and traceable approvals.
